Tempus Axis Partners purchased the 230,000-square-foot Greenville, South Carolina building on Halton Rd. as a re-entry to the multi-tenant office market. Tempus envisioned an office building with modern amenities that would attract today’s progressive tenants. DP3 Architects teamed with Colliers International to renovate the office building.

DP3 Architects reconfigured many spaces within the office building to accommodate the new, modern amenities. The lobby was renovated to be open-concept for tenants to use as a daily common area with multiple gathering spaces. Each first-floor office suite has been opened up with glass storefront. What was previously a café was transformed into a self-service lounge featuring a beverage and snack bar, and multiple seating options and collaboration stations.  The Lounge overlooks a newly landscaped courtyard that can be used for additional collaboration, camaraderie, and events.

Additional amenity areas were added to attract tenants including a training room with state-of-the-art technology in the space previously used for the café’s kitchen. An old office suite was reconfigured to become a fitness center with new restrooms, locker room, and showers. Another space was converted from office cubicles to an open spec space intended for marketing the building to potential tenants.  Throughout the building, the ambiance is enhanced with the inclusion of custom-designed art.

The improvements to Axis Park proved successful with Greenville County choosing the Park for the location of their administrative offices. The county views this as a unique opportunity to keep state offices consolidated in a central location which is easily accessible for residents, while also improving the efficiency and quality of their workspace.

This single-tenant transaction is one the largest Class A office transactions in Greenville’s history with the square footage totaling more than the total absorption in the market over the last four years combined.
